This beautiful country style home plan with Craftsman detailing (Plan #109-1193) has 2156 square feet of living space. The 1-story floor plan includes 3 bedrooms and 3 bathrooms (4 bedrooms and 5 bathrooms including the optional walkout basement).

From its shaded front porch to the open deck at its rear, this country house plan offers a sophisticated abode for living, abundant in generous, and flexible spaces. The front door opens into the social core of the home, with the formal living and dining rooms flanking on either side. The grand family room is sure to make an impression, with its feature fireplace and 12.5-foot-high ceilings. The open-plan space incorporates the spacious country-style kitchen and its bustle before spilling out into the screened porch and outdoor deck.

The master suite overlooks the deck and grand outdoors and comes with an integrated sitting area, his and her walk-in closets and vanity units, and a separate bathroom. Two bedrooms are located at the opposite end of the social core and are afforded their own private bathrooms and walk-in closets.

This stylish floor plan also offers a three-bay garage as well as a main-level laundry room, with a staircase leading down to the elaborate basement level. Here the house plan makes room for family recreation with a home theater, game room, and common area, as well as an in-law suite, safe room, additional storage, bathroom, and boat garage.  

Each plan set includes the following:

  • COVER SHEET: Digital exterior rendering of the home to provide an idea of what the house would look like once built.
  • EXTERIOR ELEVATIONS: The front, rear, and side elevations of the house as drawn. Shows placement of doors & windows on exterior of the house, as well as roof pitches, ridge heights, and locations of chimney, exterior vents, etc. The elevations show the positioning of the final grade of the lot, exterior finishes, and other details that are necessary to give the home exterior architectural styling.
  • MAIN FLOOR PLAN: Showing all dimensions, window and door locations, columns, floor materials, ceiling heights, fireplace size, and specifications. Includes window and door schedule.
  • UPPER FLOOR PLAN (if any): Same details as the main floor plan plus upper floor framing schematic.
  • ROOF FRAMING PLAN: Dimensioned plan with 3-D framing schematic showing the elements that make up the roof, including notation of spacing and schematics of peaks and valleys.
  • FOUNDATION PLAN: Dimensioned plan detailing the layout and construction of the foundation.
  • ELECTRICAL LAYOUT: Specifications and notes, defining the location of panels, service, lighting fixtures, switches, outlets, fans, etc. Included on the floor plans.
  • CROSS SECTIONS AND INTERIOR ELEVATION: Explain certain special conditions more appropriately. A cross section is basically a view of the home (or parts of the home) if it were sliced down the center. These details can be helpful for the contractor.
  • GENERAL CONSTRUCTION DETAILS: Includes IRC code specifications and methodologies.

These items are NOT included:

  • Architectural or Engineering Stamp - handled locally if required.
  • Site Plan - handled locally when required.
  • Mechanical Drawings (location of heating and air equipment and duct work) - your subcontractors handle this.
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
  • Energy calculations - handled locally when required.

I have been looking for house plans with no wasted space, plenty of closets (storage), stairs that are tucked out of the way, pantry, more than one bedroom that could be used as a second master and large windows so you could see your Christmas tree from the street. Screened porch is a must. The only change that I would make would be to reduce the square footage to 1600 to 1700. Don't necessarily need the dinning and living room that is in the front of the house. as we are down-sizing). I would most likely use one of the bedrooms for an office. If the Great Room could be pushed up to the front it would better suit my needs. Also, maybe delete one of the bays in the garage. We will be building in the country and will probably have a barn.
