1.5 story house plans (1 ½ story or one-and-a-half story) are the middle ground between single-story and two-story houses, providing homeowners with the best of both worlds. Only a portion of the home includes a second-floor living area; the rest remains one story. This home design maximizes the square footage while saving on construction costs. The plans in this collection combine extra living space with traditional roofing and timeless design to create a quality house that doesn’t break the bank.

The extra half story is often used for additional bedrooms or is built as loft space. Typically these layouts include a first-floor floor main suite, a living area on the ground floor, and an open floor plan layout on the main level.

Benefits of 1.5 Story Homes

A one-and-a-half-story house plan's real beauty is that, thanks to the unique construction, the primary bedroom and living room often have high ceilings; this makes for an airy and open feel. These rooms can achieve upwards of 10- to 12-foot ceilings or more, with some including vaulted designs for an even more spacious and stylish look.

The main level usually features full or partial bathrooms, a kitchen, a dining room, and sometimes gaming or utility rooms. The high ceilings typically sit at the rear of the home, sometimes sloping inward toward the center of the house, which gives the appearance of a 2-story home from the front.

The upper floor space can be used for bedrooms, half baths, a playroom, or an office space. This area also works great for children or as a guest room. Because the second level has less square footage than the first floor, the overall story-and-a-half home plan is affordable for a family home or a budget-conscious builder.

We often hear customers ask, what are the advantages of a 1 1/2 story house plan? For some homeowners, this house design is visually appealing and works well in their neighborhood. For others, the one-and-a-half story house plan offers future expansion at a relatively lower cost.   1 1/2 Story Helps with Budget Considerations. A homeowner may pursue this because the current budget does not allow for building the extra space now by focusing the budget expenditures on what is most valuable today - rather than the ex
