About Plan # 106-1283

About Plan # 106-1283

2531 SQUARE FEET 3 BEDROOMS 3 FULL BATH 1 HALF BATH
1 FLOOR 107' 0" WIDTH 73' 0" DEPTH 3 GARAGE BAY

Exceptionally elegant and beautifully appointed throughout, this country Craftsman manor enjoys the best of classic design and modern amenities. The exterior blends an artful mix of stone, siding, and shingles made only more exceptional by its graceful porch columns and roof lines. Once you step inside to the foyer, you immediately appreciate the smartly-designed elements of its open floor plan. The Great Room takes center stage with its impressive, double-story design, warm fireplace and windowed french double doors looking out to the rear covered porch and the yard beyond. The dining room is open to the great room and faces the grilling patio. Just steps away are the gourmet kitchen -- designed to double as a chef's kitchen as well as a place for entertaining and on-the-go meals. The kitchen island boasts comfortable seating for four. Pulling together the more formal rooms, the kitchen area, and the split-layout bedrooms is a cleverly designed horizontal hallway in the floor plan. This allows for optimal traffic flow while also creating independent yet connected spaces. On one side of the home, you'll find the walk-in pantry, large laundry/utility room, plus bedrooms #2 and #3 -- the third bedroom could also double as an in-law suite given its size, proximity to the garage and exterior door to a covered porch.

On the other side of the home is the truly impressive master suite. The master bedroom enjoys double french doors to a patio/deck with optional outdoor fireplace. His-and-her walk-in closets ensure plenty of space for clothes, shoes, and storage. And the master bath has it all! A large soaking tub, separate his-and-her vanity stations, walk-in shower with his-and-her areas and a water closet.

This home's configuration has 2531 square feet of living space. Need more? There is a bonus room option that leads upstairs from the Great Room and a sitting area plus a fourth bedroom and additional full bath to the floor plan. Another bonus room option is over the 3-car garage which could be designed as a true in-law suite / apartment with a bath and kitchenette. Finally, while the plan is available with a crawlspace or slab foundation, it is also available with a daylight (walk-out) basement. The daylight basement offers significantly more space in the future if desired. With all this -- and we only scratched the surface — this home (Plan #106-1283) has the possibility to be your dream and forever home!

Each plan set includes the following:

  • COVER SHEET: Features an elevation of the home, sheet number index for the plan, and contact information.
  • FOUNDATION PLAN: These drawings will detail and illustrate the foundation of the home as well as exterior and interior footings to support the floors and structure above. If a basement is purchased, it will show the stairs, bearing walls, and basement windows and doors.
  • FIRST FLOOR PLAN: Drawn to ¼”=1’-0” scale and includes exterior dimensions to build the home. The notes are precise directions for your builder. Important features such as built-ins, niches, and appliances are noted. Doors and windows are identified and specific sizing can be found on window and door schedules. Conventional framing.
  • SECOND FLOOR PLAN (if applicable): Includes stair details. Often the reflective roof detail is shown legibly over the second-floor plan.  This is helpful for the framing contractor.
  • LIGHTING & ELECTRICAL: On this sheet, you have a schematic of the lights, electrical plugs, phone location, and code items such as smoke detectors. It is commonplace to build with your builder and/or electrician before the work starts to review this plan. Careful planning can make your home special and convenient for your family.
  • SECOND FLOOR LIGHTING (if applicable): The same details as provided for the first floor.
  • FRONT AND REAR ELEVATIONS: The front and rear elevations may be on separate pages depending on the size of the house. This page comes with exterior dimensions and notes required to complete construction. This is where the windows, doors, and interior trim details are illustrated, as well as wall heights, roof pitches, and ridge heights.
  • RIGHT AND LEFT ELEVATIONS: The right and left elevations provide the same details as the front and rear elevations.
  • ROOF PLAN: This drawing, usually at ¼”=1’-0” scale, is a bird’s-eye view of the home. It will show the ridges, hips, and valleys. This page will show a beautifully designed roof.
  • CROSS SECTIONS: Explain certain special conditions more appropriately. A cross section is basically a view of the home (or parts of the home) if it were sliced down the center. Sections are used to further describe any architectural intent necessary for the builder or framer. This drawing will illustrate important changes in the floor, ceiling, and roof heights.
  • CABINET ELEVATIONS: Cabinet elevations are provided with the plans, and like the electrical plan, they are mainly a guide for estimating purposes. Cabinets are an area that is easy to customize and your builder or cabinet maker will work with you early on in the process to ensure that the correct cabinets are specified. After framing and sheetrock installation, the sizes of walls may change slightly. The cabinet maker must take as built measurements to properly size your cabinets. **NOTE: Most house plans will contain interior/cabinet elevations, however not all plans will. Please inquire prior to purchase.
  • GENERAL NOTES: Separate sheets that provide standard construction notes, in addition, included are the details required to comply with International Residential Code (IRC) & Southern Building Code (SBC).

These items are NOT included:

  • Framing.
  • Architectural or Engineering Stamp - handled locally if required.
  • Site Plan - handled locally when required.
  • Mechanical Drawings (location of heating and air equipment and ductwork) - your subcontractors handle this.
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
  • Energy calculations - handled locally when required.
