This Craftsman-Transitional style home is sure to be a favorite on your dream-home checklist. It covers a total of 2459 square feet of heated and cooled finished space. The two car garage  (The 632-square-foot 3-car garage OPTION sits at the front with a flexible car bay that can be used as a workshop area if you don't need it for a car. It adds an additional 4’-3” of depth.69’-0” wide x 76’-0” deep)

The charming covered front porch will welcome you as you step up to the front of the house. The grand entrance door leads you to the foyer and the family room, dining area, breakfast nook, and kitchen, all in an open floor plan. A fireplace is located in the family room where the family and guests will enjoy the warmth and comfort the house provides. Within reach is the kitchen’s island counter, which acts as serving station and breakfast nook. The adjacent barbecue porch further enlarges the dining area and is very convenient during special occasions. All of these living spaces blend in together well to provide residents with meaningful bonding time together in their home.

A large amount of space is provided for the master bedroom suite, with a sizable full bathroom and walk-in closet. On the opposite side of the house are bedrooms 2 and 3, each with its own full bathroom and walk-in closet, and the study, which could be an occasional guest room, near the entrance door.

Going up the stairs leads you to the 261-square-foot unfinished bonus room on top of the garage, which could be made into a recreational area with bar, media room, exercise room, storage area, or whatever the owner requires or desires. Other amenities provided by the house are the laundry room, walk-in kitchen pantry, utility room, and lots of closet and storage space.

Each plan set includes the following:

  • FLOOR PLANS: ¼”=1’-0” scale floor plan indicating the location of frame and masonry walls, support members, doors, windows, plumbing fixtures, kitchen appliance locations, cabinet locations, tags to cross-section details, shelving, ceiling conditions, and notes deemed relevant to this plan.
  • EXTERIOR ELEVATIONS: All elevations at ¼” = 1’-0” scale in most cases. Some older designs may contain 1/8” scale side and rear elevations. Drawing will indicate the overall configuration of the home at each side view and make note of plate heights, roof overhangs, window header heights, roof pitches, materials used and the extent to which they are used, and enlargement of any details deemed necessary to explain the construction.
  • BUILDING SECTIONS: ¼” = 1’-0” building sections are included when there is no other reasonable way to indicate the volumetric/height conditions in the home. Most of this information can usually be determined from the exterior elevations.
  • FOUNDATION PLAN: ¼” = 1’-0” scale foundation plans. The slab foundation comes with both interior and exterior beams. Dimensioned and noted foundation layout, including references to support walls, excavated and unexcavated areas. Basement foundation plans may show additional walls, grade beams, reinforcing steel, and structural columns. Structural information for all foundation types should be obtained by a locally licensed engineer for your specific site location.
  • FRAMING PLANS: ¼” – 1’-0” scale framing plans indicating size and spacing of members as well as bracing and blocking required for structural purposes. Local codes will most likely need to be consulted. Includes floor, ceiling, and roof framing schematics.
  • CABINET ELEVATIONS: 3/8” = 1’-0” scale elevations indicating the configuration of cabinets, heights, widths, type of components used, cabinet material and finish, counter surfaces, and appliances.
  • ELECTRICAL PLAN: ¼” = 1’-0” scale schematic plans indicating location and types of electrical fixtures, switches, outlets, and how they are to be switched. Plans do not include circuiting or wire sizing. Plans will also include specialty items such as hose bibbs, gas connections, location of A/C equipment, return air vents or other mechanical/electrical/plumbing items which need to be located.

These items are NOT included:

  • Architectural or Engineering Stamp - handled locally if required.
  • Site Plan - handled locally when required.
  • Mechanical Drawings (location of heating and air equipment and ductwork) - your subcontractors handle this.
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
  • Energy calculations - handled locally when required.
