You will marvel at the sight of this single-story Transitional Farmhouse style home with an optional basement. The house has a total finished and unfinished area of 5,393 square feet with 2,787 square feet of living space. A wide covered veranda will welcome you upon arrival at the front, with a 707-square-foot 2-car garage on its left side conveniently located with access to the utility and kitchen area. From the veranda, the foyer will usher you into the Great Room containing dining, family, open main kitchen, and breakfast nook areas. A cozy fireplace at the heart of the Great Room will provide its residents all the warmth and relaxed atmosphere they need. The living spaces also lead outside toward the covered lanai and barbecue area that family and guests will enjoy.

The house provides a total of 3 bedrooms with 2 full bathrooms and a half bath. The master suite provides a generous amount of space for the owners. The other amenities and utilities include a walk-in pantry, butler’s pantry, mudroom, laundry room, study, access stairs, and 2 bonus rooms on the upper level for storage or additional space for guests.

Each plan set includes the following:

  • FLOOR PLANS: ¼”=1’-0” scale floor plan indicating the location of frame and masonry walls, support members, doors, windows, plumbing fixtures, kitchen appliance locations, cabinet locations, tags to cross-section details, shelving, ceiling conditions, and notes deemed relevant to this plan.
  • EXTERIOR ELEVATIONS: All elevations at ¼” = 1’-0” scale in most cases. Some older designs may contain 1/8” scale side and rear elevations. Drawing will indicate the overall configuration of the home at each side view and make note of plate heights, roof overhangs, window header heights, roof pitches, materials used and the extent to which they are used, and enlargement of any details deemed necessary to explain the construction.
  • BUILDING SECTIONS: ¼” = 1’-0” building sections are included when there is no other reasonable way to indicate the volumetric/height conditions in the home. Most of this information can usually be determined from the exterior elevations.
  • FOUNDATION PLAN: ¼” = 1’-0” scale foundation plans. The slab foundation comes with both interior and exterior beams. Dimensioned and noted foundation layout, including references to support walls, excavated and unexcavated areas. Basement foundation plans may show additional walls, grade beams, reinforcing steel, and structural columns. Structural information for all foundation types should be obtained by a locally licensed engineer for your specific site location.
  • FRAMING PLANS: ¼” – 1’-0” scale framing plans indicating size and spacing of members as well as bracing and blocking required for structural purposes. Local codes will most likely need to be consulted. Includes floor, ceiling, and roof framing schematics.
  • CABINET ELEVATIONS: 3/8” = 1’-0” scale elevations indicating the configuration of cabinets, heights, widths, type of components used, cabinet material and finish, counter surfaces, and appliances.
  • ELECTRICAL PLAN: ¼” = 1’-0” scale schematic plans indicating location and types of electrical fixtures, switches, outlets, and how they are to be switched. Plans do not include circuiting or wire sizing. Plans will also include specialty items such as hose bibbs, gas connections, location of A/C equipment, return air vents or other mechanical/electrical/plumbing items which need to be located.

These items are NOT included:

  • Architectural or Engineering Stamp - handled locally if required.
  • Site Plan - handled locally when required.
  • Mechanical Drawings (location of heating and air equipment and ductwork) - your subcontractors handle this.
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
  • Energy calculations - handled locally when required.
