This Cottage style Farmhouse home has a great idea of comfort and convenience in mind and is sure to be one of the most-liked on your dream-home checklist. The house covers a total heated and cooled area of 1742 square feet and fits perfectly on a corner lot with the front of the house facing the main road and the side entrance for the 564-square-foot 2-car garage facing the intersecting street.

The covered porch at the front entry is protected by a trellis and is wide enough for a small sitting area or perhaps a few planters to give this house an added pleasant look. The impressive entrance door leads you to the foyer, the family room, dining area, and kitchen, all in a very open floor plan. The ambiance in the interior is enhanced by the vaulted open floor plan concept and beautiful window treatments surrounding the house. A fireplace is located in the family room where the family and guests will enjoy the warmth and comfort the house provides. Within reach is the kitchen’s island counter, which acts as serving station and breakfast nook. The large walk-in pantry adjacent to ithe kitchen is great additional support for the cook or cooks of the family. The house also features french door access to the covered lanai at the back, which further enhances the size of these living spaces during special occasions at warm seasonal times of the year. All of these living spaces blend in together well to provide the residents with meaningful bonding time together in their home.

A large amount of space is alloted to the master bedroom suite and is equally matched by a grand master bathroom with a walk-in closet. Access to the lanai is provided where the couple can enjoy a nice view of the garden and enjoy the fresh air. Nearby are the other two bedrooms with shared full bathroom. Each plan set includes the following:

  • FLOOR PLANS: ¼”=1’-0” scale floor plan indicating the location of frame and masonry walls, support members, doors, windows, plumbing fixtures, kitchen appliance locations, cabinet locations, tags to cross-section details, shelving, ceiling conditions, and notes deemed relevant to this plan.
  • EXTERIOR ELEVATIONS: All elevations at ¼” = 1’-0” scale in most cases. Some older designs may contain 1/8” scale side and rear elevations. Drawing will indicate the overall configuration of the home at each side view and make note of plate heights, roof overhangs, window header heights, roof pitches, materials used and the extent to which they are used, and enlargement of any details deemed necessary to explain the construction.
  • BUILDING SECTIONS: ¼” = 1’-0” building sections are included when there is no other reasonable way to indicate the volumetric/height conditions in the home. Most of this information can usually be determined from the exterior elevations.
  • FOUNDATION PLAN: ¼” = 1’-0” scale foundation plans. The slab foundation comes with both interior and exterior beams. Dimensioned and noted foundation layout, including references to support walls, excavated and unexcavated areas. Basement foundation plans may show additional walls, grade beams, reinforcing steel, and structural columns. Structural information for all foundation types should be obtained by a locally licensed engineer for your specific site location.
  • FRAMING PLANS: ¼” – 1’-0” scale framing plans indicating size and spacing of members as well as bracing and blocking required for structural purposes. Local codes will most likely need to be consulted. Includes floor, ceiling, and roof framing schematics.
  • CABINET ELEVATIONS: 3/8” = 1’-0” scale elevations indicating the configuration of cabinets, heights, widths, type of components used, cabinet material and finish, counter surfaces, and appliances.
  • ELECTRICAL PLAN: ¼” = 1’-0” scale schematic plans indicating location and types of electrical fixtures, switches, outlets, and how they are to be switched. Plans do not include circuiting or wire sizing. Plans will also include specialty items such as hose bibbs, gas connections, location of A/C equipment, return air vents or other mechanical/electrical/plumbing items which need to be located.

These items are NOT included:

  • Architectural or Engineering Stamp - handled locally if required.
  • Site Plan - handled locally when required.
  • Mechanical Drawings (location of heating and air equipment and ductwork) - your subcontractors handle this.
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
  • Energy calculations - handled locally when required.
