The Definitive Guide to the Best-Selling Barndominium House Plans

If you are interested in a barndominium of your own, we’ve rounded up a few of our favorite (and best-selling!) barndominium plans and barn-inspired house plans to get you started on your search. But first, let’s answer the question in the minds of some:

 

What is a barndominium?  

 

Barndominiums, or barndos as they are often called, can be a good, cost-effective alternative to a more traditional house, while still offering all of the same amenities and utilization of every square foot of space. They are traditionally built using metal, board and batten, and other rustic-looking materials. However, the new barn-style homes come in all shapes, sizes, and styles, and can be built using whatever materials you prefer.

One of the barn-style home's most attractive features is its large garage and workshop area. The living area is typically on the second floor and offers an open floor plan.

In the past few years, the barndominium style has become very popular. What started out as homeowners customizing an existing barn for family living has evolved to include using a stock plan to build a barn and customizing it to your needs. Here are a few from our collection to inspire you.

 

The Classic Red and White Barn-Style Home

 

This classic barn-style home has tons of storage space.  Plan #132-1656

 

If you are going for a classic farm look, you can’t get much better than this plan. Although the final colors of your home are always up to you, the original plan leans into a classic barn aesthetic with a big red and white building on top of a green hill. You’ll even notice its gambrel roofline, which really captures the essence of the style, as it follows the geometric angles of a typical barn roof.

The home is two stories and has plenty of space to house a growing family. There is 2,875 square feet of living space and five bedrooms (four official, while the fifth is typically used as an office or hobby room but could be easily swapped over). For this barndo, the primary living area is on the main level along with the primary bedroom suite and the office. The large kitchen has an island that doubles as a breakfast bar and a walk-in pantry. It is open to the dining area and great room, so if you like entertaining, this home plan definitely has the space. A spacious utility and mudroom complete the first level. The upper level offers three additional bedrooms, a full bath, a study or game room area, and an unfinished attic that can be converted into your vision.

 

Stunning Two Story White Barndo with Entertainment Space

This home takes the best elements of the barn and farmhouse styles and blends them together seamlessly. The home is quite large with 3,014 square feet of finished living space. It has three bedrooms, three full baths and two half baths. So, it works well as a family home as everyone will easily have their own space.

The master suite is located on the main level as well as a beautiful open floor plan with a huge kitchen/dining area with a center island and walk-in pantry. The great room has a stunning stone fireplace for those chilly winter nights. The second level has the additional 2 bedrooms, 2.5 baths, and a lovely balcony/loft area in addition to a bonus room for even more storage.

 

Traditional Style Barndominium with Game Room

 

With 2,666 square feet and three levels, this classic barn-style home has room for everyone. Plan #108-2049

 

This best seller is another take on the classic red and white barn house style that is so popular. No one will be able to tell whether you built this home from the ground up or simply remodeled an existing barn to suit your needs.  The very large garage is a real draw for this home plan. There is room for three cars, or two cars and a tractor, or one car and a boat. Whatever your needs may be, this garage has the space and with both front and rear doors, it makes moving your cars around very easy.

On the ground floor, there are two bedrooms, a full bathroom, a mud room, and a laundry nook, as well as plenty of storage.  There are also two smaller rooms that you can use as offices, flex space, or you could eliminate them to make more room for your toys in the garage.

The second level offers a vaulted game room/family room and lots of storage, while the third level (with all the best views!) is where you will find the owner’s suite with a full bath and walk-in closet, the living room, dining room, and spacious kitchen with an island and pantry. To enjoy the views from your third level, this house plan also includes a huge covered deck.

 

Beautiful Rustic Barndo with Modern Amenities

If you grew up on a farm and have always wanted to recreate the homey feel of your memories, or maybe you have just always liked the look, you can’t get any better than this rustic barn-style home. The home offers 3,859 square feet of living space, three bedrooms, and three and a half baths. The main-level primary bedroom suite has a deck, a walk-in closet, and a fireplace. The open floor plan enjoys a spacious kitchen with a huge island and walk-in pantry that would make any chef jealous, in addition to the dining area and family room with a fireplace for the entire family to enjoy. The office and utility room round out the main level.

The second level includes two additional bedrooms and baths and a loft that can be used as a kid’s work area for school or a play area for after school. The second level of the 3-car garage also has a guest suite complete with a full bath.

If that is not enough space, the home has a walk-out basement foundation you can choose to finish if you like. If finished, the basement would offer an additional guest room (or hobby room), a media room, an exercise room, a living room with a bar, and a full bath.

However, that’s not even the best part of this plan. This house plan is popular because of its genius use of outdoor space. Its large deck, patio, and multiple entry points make this home a great one for outdoor entertaining or simply enjoying a cup of coffee first thing in the morning. Wonderful Barndominium Inspired Farmhouse

This is one of our most popular barndominium plans because it allows homeowners to add a modern twist to a classic farmhouse look. This lovely barn-style home is entirely framed in metal and comes with a 3-car garage. It has 3,177 square feet of heated living space, with your choice of four bedrooms, or three bedrooms and an office or game room, and two full and one-half baths.

There is a covered front porch for enjoying your morning coffee while the farm wakes up and a covered back porch for watching the kids play or for hosting parties. Additionally, this plan also comes with an outdoor kitchen for all your entertainment needs. If you prefer to eat inside, no worries. There is a formal dining room right off the indoor kitchen with a spacious center island and walk-in pantry.

The main level primary bedroom suite has a huge walk-in closet and a safe room. A study, a laundry room, and a family room complete the main level of this home.

 

Gorgeous Barn Inspired House Plan with Kids Living Room

 

The lovely exterior of this home is just the beginning of all this 3,246 square foot barndo home plan has to offer. Plan #193-1217

 

This sleek, chic barndominium’s exterior combines classic barn style (look at that roofline!) with a touch of modern sensibility. It’s got a metal roof and exterior walls, as well as rustic vaulted timber framing for the porch, which gives it great curb appeal. The 3,246 square foot home has five bedrooms and three and a half baths, so your family has tons of space. Not only that, but it’s perfectly designed to make everyday life just that much easier.

There is an oversized dual-purpose laundry room and mudroom off of the 2-car garage, which offers a muck/slop sink for those dirty sports uniforms, farm clothes, and boots, as well as a dog wash station so your pup isn’t left out. Once you walk through the mudroom, you enter the huge open floor plan with a dining area, great room, kitchen, center island, and walk-in pantry. Enjoy the central pass-through fireplace in the Great Room on those chilly winter evenings.

The main level is rounded out with a split primary suite offering a spacious walk-in closet, four additional bedrooms, and a kids' play area. This barndo has something for everyone!

 

A Classically Styled Barn-Inspired Farmhouse

This home is so popular because it looks like it comes straight from a movie. This farmhouse design is so simple yet elegant. It’s a great combination of an old-time farmhouse with all the modern elements of a new barndominium. One thing our clients love about it is that it makes the most of every single inch of space.

This home has 2,992 square feet of space over one and a half stories. There are four bedrooms, each with a walk-in closet, as well as three full bathrooms and one-half bath. In addition, the home’s family room has a 20-plus-foot high ceiling. The large, open space above the room makes it seem nearly double its size, so it’s great for entertaining large groups and smaller family gatherings. The spacious kitchen has a large island with seating and a walk-in pantry and is open to the dining area and a great room with a fireplace. There is also a large mudroom with built-in lockers located next to the laundry room, making cleaning up after a long day of chores nice and easy.

 

Fabulous Barndominium Plan with Plenty of Storage Space

 

This is a classic barndominium with storage and space for a workshop on the main level with living space above. Plan #132-1694

 

This barndominium is one of our closest plans to an actual refurbished barn, which is why it is so popular with our clients. It is large, red, and has a classic roofline. It’s a sleek 1,920 square feet of living space with three bedrooms, three full baths, a dining area, a great room, and a kitchen with an island seating six. In addition to this, the home’s primary bedroom suite has direct access to the large deck on the home’s second story.

Finally, the best perk of the plan is the amazing garage space. The entire main level is for the kid in all of us. It offers room for multiple cars, a boat or camper, or whatever toys you have, as well as space for a workshop or hobby room and extra storage – create the space that fits your needs.

 

 Charming Craftsman Influenced Barndominium

This delightful barn-style home has over 2,000 square feet of living space and an RV or boat garage. Plan #198-1165

 

This beautiful barn-style house plan has craftsman and farmhouse influences. The 3 bedroom, 2 bath home offers 2,142 square feet with the option to finish the basement. If finished, the basement would add 879 square feet of living space for a total of 3,021 square feet, an additional bathroom, a kennel area for your favorite furry friends, and a bunk room. 

The stunning main floor has a huge open floor plan, vaulted ceiling, and main floor laundry. The kitchen includes a walk-in pantry and an island with seating for six. The third bay of the garage is for an RV but can be used however you'd like. Perhaps you could put in a lift if you like working on cars, or it would be a great place to store your boat in the winter. Either way, this customer favorite has enough room for the whole family and is sure to please!
