Inspired by the small homes and cottages of the French countryside, this home most certainly catches your attention. The sweeping rooflines, arched windows, and arched entry to the porch are just a few of the details that make this home so special as you approach. Once through the front door and into the foyer, you are immediately are taken in by the spacious Great Room with its cathedral ceiling and windows looking out to the backyard. A two-way fireplace separates the Great Room from the hearth room and kitchen — creating an open floor plan but not too open. The kitchen boasts a large island. The kitchen's peninsula separates it from the dining area. For warm days and evenings, there is the screened porch just off the dining area — and a covered porch off the screened porch.

On the other side of the home is the master suite. The master bedroom has a dramatic bay window overlooking the rear of the home. The ensuite master bath has his-and-her sinks, a separate tub and shower, and a water closet. There is also a large walk-in closet in the master. Bedroom #2 and #3 each have walk-in closets as well. These two bedrooms share a hall bathroom.

In need of additional space? This home has a daylight basement foundation option. As designed, the walkout-basement adds an additional 1676 living square feet to the home. This lower level includes a recreation room with a wet bar, an exercise room, storage space, two additional bedrooms, one additional full bathroom, and one 3/4 bathroom. With the finished basement, the total living square feet of the home is 3915 square feet and includes 5 bedrooms.

Each plan set includes the following:

  • FLOOR PLAN: Showing all dimensions, window and door locations, laminated beams, columns, floor materials, ceiling heights, fireplace size, and specifications.
  • FOUNDATION LAYOUT: Dimensioned plan detailing the layout and construction of the foundation.
  • ROOF PLAN: A birdseye view showing the elements that make up the roof, including notation of spacing and schematics of peaks and valleys.
  • ELECTRICAL LAYOUT: Specifications, notes, schedules, and plan defining the location of panels, service, lighting fixtures, switches, outlets, fans, etc. It does not include wiring schematics.
  • FRONT, REAR, AND SIDE ELEVATIONS: The front, rear, and side elevations of the house as drawn. Shows placement of doors & windows on exterior of the house, as well as roof pitches, ridge heights, and locations of chimney, exterior vents, etc. The elevations show the positioning of the final grade of the lot, exterior finishes, and other details that are necessary to give the home exterior architectural styling.
  • CROSS SECTIONS AND INTERIOR DETAILS: Explain certain special conditions more appropriately. A cross section is basically a view of the home (or parts of the home) if it were sliced down the center. These details can be helpful for the contractor. These can include wall and stair sections. Kitchen layout and cabinet elevations included.
  • RENDERING: Sketch of what the finished home may look like. Also includes general notes.

These items are NOT included:

  • Architectural or Engineering Stamp - handled locally if required.
  • Site Plan - handled locally when required.
  • Mechanical Drawings (location of heating and air equipment and ductwork) - your subcontractors handle this.
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
  • Framing layouts with beam sizes and locations.
  • Energy calculations - handled locally when required.
