This Farmhouse Country style home has 1862 square feet of heated and cooled living space with 990-square-foot basement for future development. It features a covered front porch area with turned columns and generous width, which could be an area for gathering on warm evenings.  The combination of natural stone and wood gave this house its great curb appeal. 

A covered entry porch fronts the house as you arrived and its main entrance door will usher you to the Great Room with a fireplace, dining room,  and kitchen. The covered porch at the back further enhances the area of the dining room as it can serve as an overspill during festive occasions.  There is also a wonderful deck at the back to further enjoy the fresh breeze outside 

A step away is the master bedroom suite, specially designed with all the comforts the owners can ever wish for: full bathroom, walk-in closet, and private covered porch where the couple can enjoy a nice view of the garden while having a sip of hot coffee. 

Going up the stairs from the main floor level will lead you to the other two bedrooms with shared full bathroom and spacious walk-in closet.  The loft overlooking the Great Room may be used for accommodations or storage.

 Other amenities provided by this house includes laundry room, powder room and ample amount of storage space.

 

Each plan set includes the following:

  • FLOOR PLAN: Showing all dimensions, window and door locations, laminated beams, columns, floor materials, ceiling heights, fireplace size, and specifications.
  • FOUNDATION PLAN: Dimensioned plan detailing the location and size of footings, slabs, reinforcing steel, and other structural elements that are required to support the load of the upper floors.
  • ROOF PLAN: Dimensioned plan showing the elements that make up the roof, including notation of spacing and schematics of peaks and valleys.
  • FRONT, REAR, AND SIDE ELEVATIONS: The front, rear, and side elevations of the house as drawn. Shows placement of doors & windows on exterior of house, as well as roof pitches, ridge heights, and locations of chimney, exterior vents, etc. The elevations show the positioning of the final grade of the lot, exterior finishes, and other details that are necessary to give the home exterior architectural styling.
  • CROSS SECTIONS AND INTERIOR DETAILS: Explain certain special conditions more appropriately. A cross section is basically a view of the home (or parts of the home) if it were sliced down the center. These details can be helpful for the contractor.Includes cabinet details and typical details.

These items are NOT included:

  • Architectural or Engineering Stamp - handled locally if required.
  • Site Plan - handled locally when required.
  • Electrical Layout (location of light fixtures, switches, and fans) - Although may be available for an additional charge. 
  • Mechanical Drawings (location of heating and air equipment and ductwork) - your subcontractors handle this.
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
  • Energy calculations - handled locally when required.
