This mountain home has a winning elevation and floor plan. It is actually bigger than it looks with its 3rd garage bay (1 car bay and a 2 car bay) covered front porch and distinct elevation. The exterior has stacked stone, board and batten, hardi-plank siding and cedar shakes. The floor plan is open and inviting. It has a master bedroom suite on the main level and a guest bedroom and bath that could also be a study. The house is great for entertaining with its keeping room, breakfast and kitchen open to the family room which has a coffered ceiling. There is a fireplace in the keeping room and an optional fireplace in the family room. The kitchen pantry is a walk-in and backs up to the large laundry room. The main level is loaded with windows front and rear to enhance views and let in the sunlight. Downstairs in the terrace level, there are 2 additional bedrooms, each with their own bath, a family room (gathering room) and an optional kitchen. Additionally, if you prefer, you can get an optional second floor layout which has 3 bedrooms and 2 baths. This additional level would require a different elevation (not shown) to accommodate the additional space upstairs. Actual plan may vary from photos or renderings.

Each plan set includes the following:

  • FLOOR PLAN: Showing all dimensions, window and door locations, laminated beams, columns, floor materials, ceiling heights, fireplace size, and specifications.
  • FOUNDATION PLAN: Dimensioned plan detailing the location and size of footings, slabs, reinforcing steel, and other structural elements that are required to support the load of the upper floors.
  • ROOF PLAN: Dimensioned plan showing the elements that make up the roof, including notation of spacing and schematics of peaks and valleys.
  • FRONT, REAR, AND SIDE ELEVATIONS: The front, rear, and side elevations of the house as drawn. Shows placement of doors & windows on exterior of house, as well as roof pitches, ridge heights, and locations of chimney, exterior vents, etc. The elevations show the positioning of the final grade of the lot, exterior finishes, and other details that are necessary to give the home exterior architectural styling.
  • CROSS SECTIONS AND INTERIOR DETAILS: Explain certain special conditions more appropriately. A cross section is basically a view of the home (or parts of the home) if it were sliced down the center. These details can be helpful for the contractor.Includes cabinet details and typical details.

These items are NOT included:

  • Architectural or Engineering Stamp - handled locally if required.
  • Site Plan - handled locally when required.
  • Electrical Layout (location of light fixtures, switches, and fans) - Although may be available for an additional charge. 
  • Mechanical Drawings (location of heating and air equipment and ductwork) - your subcontractors handle this.
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
  • Energy calculations - handled locally when required.
