This aesthetically-pleasing home comes with a cozy exterior that invites guests in. The big covered porch is what every American family needs. You can do so many fun things when you have a big porch like this. The three dormers above the porch are another staple in house design in the United States. They are simple accents to a home that will always be a classic.

The interior of the house looks a little complicated at first. Once you get your footing, however, you see how the designer did an excellent job of fitting everything you need into a home of 2000 square feet. The house is stuffed to the rim with features.

The main living area is divided into two sections. A large Great Room features a fireplace and cabinets on one wall and a big boxed ceiling above. There's also a large room off of the Great Room that works as a media room or small sewing room. The second section is a large kitchen for easy cooking and a really big eating area that opens to it. The house cuts the trouble of a separate dining room and lets you have easy access to the eating area.

The master suite has its own sector of the home. You can't be disappointed in the two large walk-in closets. There is ample space for all of your clothes and shoes. The rest of the bedrooms are on the other side of the home and share a bathroom.

When you head out the back door, you walk out into the covered porch, which is home to an outdoor kitchen for all your summertime parties.

This is a typical Country style home design; it isn't designed to be anything flashy or gaudy, but it will satisfy your wants and needs and won't take such a big bite out of your pocketbook.

Each plan set includes the following elements, but the presentation of these elements may vary depending on the size and complexity of the home and the style of the individual design:

  • COVER SHEET: Artist’s architectural rendering of the residence provides an idea of what the house would look like once built.
  • FLOOR PLAN(S): In general, each set includes floor plans at 1/4″ scale with a door and window schedule. Floor plans are typically drawn with 4″ exterior walls. However, details/sections for both 2″x4″ and 2″x6″ wall framing may also be included as part of the plans or purchased separately.
  • FOUNDATION PLAN & DETAILS: Dimensioned plan detailing the and construction of the foundation. Foundation types offered typically include:
    Slab: A type of foundation consisting of a structural concrete slab poured directly on the grade. No accessible space exists in slab construction. Slab foundations are popular in areas (i.e. the Southern United States) where there is a relatively high water table (i.e. the “water table” refers to the depth in the soil at which you find water). Traditionally, the slab foundation is the least expensive foundation type when building on a relatively flat lot.
    Crawlspace: A type of foundation which includes an accessible space with limited headroom, typically between the soil and the bottom of the first floor of a home. Crawlspace construction is predominant in areas where there is heavy clay content in the soil, where the homeowner needs additional under-home storage space, or the homeowner needs access to pipes, wiring, etc. under the floor of the home.
    Basement: A type of foundation which includes an accessible space between the soil and the bottom of the first floor of a home. It usually has more headroom than a crawlspace. Basement foundation construction is predominant in cold climates where the foundation needs to be situated below the frost level.
  • ELECTRICAL PLAN: In general, each plan set includes an electrical plan with an electrical symbols legend which will show the locations of lights, receptacles, switches, etc.
  • ROOF DRAINAGE PLAN: In general, each plan set may include a roof drainage plan which will show the layout of all roof sections/planes.
  • FRONT, REAR, AND SIDE ELEVATIONS: The front, rear, and side elevations of the house as drawn. Shows placement of doors & windows on exterior of the house, as well as roof pitches, ridge heights, and locations of chimney, exterior vents, etc. The elevations show the positioning of the final grade of the lot, exterior finishes, and other details that are necessary to give the home exterior architectural styling.
  • INTERIOR ELEVATIONS: Where applicable, each plan set includes relevant interior elevations, including cabinets, cabinet details, columns, and walls with unique conditions.
  • SECTIONS AND DETAILS: Explain certain special conditions more appropriately as needed.
  • SPECIFICATION FORM: In general, each plan set includes a blank short-form FHA/VA specifications document for your reference.
  • LICENSE TO BUILD: Each set of construction plans includes one license to build unless a multi-use license is otherwise purchased.

These items are NOT included:

  • Architectural or Engineering Stamp - handled locally if required.
  • Site Plan - handled locally when required.
  • Mechanical Drawings (location of heating and air equipment and ductwork) - your subcontractors handle this.
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
  • Energy calculations - handled locally when required.
