By drawing in the symmetry of the villas found in Tuscany, the #106-1051 provides understated grandeur in only 3,000 square feet. Despite its compact size, no amenity is overlooked or deleted; such as the stylish family room, which is slightly oval, adjoining a spacious kitchen. The family room, located to the rear of the home, features a bowed wall of windows and a warming fireplace. The master on the first boasts large closets with cabinets and seats and double sinks in the lavish bath. An optional exercise room is available. Upstairs, the second master is full of amenities, including two walk-in closets, a sitting room, a private porch and a lavish bath. There are two family bedrooms, each with direct access to a bath. Enjoy the mini-kitchen where you're a step away from the private rear porch. There is a large area for an optional game room or theatre.

Each plan set includes the following:

  • FLOOR PLAN: Drawn to ¼”=1’-0” scale and includes exterior dimensions to build the home. The notes are precise directions for your builder. Important features such as built-ins, niches, and appliances are noted. Doors and windows are identified and specific sizing can be found on window and door schedules.
  • FOUNDATION PLAN: These drawings will detail and illustrate the foundation of the home, exterior and interior footings to support the floors and structure above. If a basement is purchased, it will show the stairs, bearing walls, and basement windows and doors.
  • ROOF PLAN: This drawing, usually at ¼”=1’-0” scale, is a bird’s eye view of the home. It will show the ridges, hips, and valleys. This page will show a beautifully designed roof.
  • ELECTRICAL PLAN: On this sheet, you have a schematic of the lights, electrical plugs, phone location, and code items such as smoke detectors. It is commonplace to build with your builder and/or electrician before the work starts to review this plan. Careful planning can make your home special and convenient for your family.
  • FRONT, REAR, AND SIDE ELEVATIONS: The front, rear, and side elevations of the house as drawn. Shows placement of doors & windows on exterior of the house, as well as roof pitches, ridge heights, and locations of chimney, exterior vents, etc. The elevations show the positioning of the final grade of the lot, exterior finishes, and other details that are necessary to give the home exterior architectural styling.
  • CROSS SECTIONS AND INTERIOR DETAILS: Explain certain special conditions more appropriately. A cross section is basically a view of the home (or parts of the home) if it were sliced down the center. These details can be helpful for the contractor. Cabinet elevations are included with most plans.
  • GENERAL NOTES: Separate sheets that provide standard construction notes, in addition, included are the details required to comply with International Residential Code (IRC) & Southern Building Code (SBC).
  • COVER SHEET: Features an elevation of the home, sheet number index for the plan, and contact information.

These items are NOT included:

  • Framing is not included.
  • Architectural or Engineering Stamp - handled locally if required.
  • Site Plan - handled locally when required.
  • Mechanical Drawings (location of heating and air equipment and ductwork) - your subcontractors handle this.
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
  • Energy calculations - handled locally when required.
