Elegant yet comfortable. This traditional home's country styling mixes an exterior of brick, siding, and timber as well as multiple gables in the rooflines to create a lasting impression. From the timber-framed front porch, pass through the double front doors into the welcoming foyer. Just beyond is the Great Room with a fireplace, built-ins, and windows looking out to the rear covered porch. The 10+ foot ceilings in the foyer and Great Room make the spaces feel even larger. Designed with an open floor plan, the kitchen looks out onto the Great Room. A large island with an eating bar creates a definition between the cooking areas of the kitchen and the Great Room. Steps away from both the kitchen and the Great Room are the dining area and access to the rear porch. The outdoor living area can be expanded with an optional deck. Looking for a bit of privacy to do work or perhaps watch the game on TV? There is an office/flex room just off of the Great Room.

For added convenience, there is a substantial walk-in pantry to store appliances and supplies. The entry hall between the 2-car garage and the kitchen/dining area includes a mudroom with lockers, a powder room, and the utility room with a washer/dryer — there is even a pocket door between the utility room and the master walk-in closet for quick passage of dirty and cleaned clothing.

When evening arrives, retire to the master suite. The master bedroom boasts a tray ceiling and looks out to the backyard for added privacy. The master bathroom includes separated his-and-her sinks, a large tub, spacious shower, and a water closet. The master walk-in closet is huge and includes a dresser for items that shouldn't be put on hangers but require easy access.

With a split bedroom layout, bedroom #2 and #3 are on the opposite side of the home. Both are generously sized and include their own walk-in closets. The bedrooms share a well-designed split or Jack-and-Jill bathroom as each bedroom has its own sink vanity in the split bathroom.

In need of more space? Have a growing family or a visiting in-law? There is an optional bonus room that is designed to be used as a bedroom and includes its own optional full bathroom as well as a closet.

In all, with 2239 square feet of living space, this 1.5 story floor plan includes 3 bedrooms, 2.5 bathrooms plus an optional bonus room.

Each plan set includes the following:

  • COVER SHEET: Artist’s rendering of the residence to provide an idea of what the house would look like once built. May include index and definitions.
  • FOUNDATION PLAN: Dimensioned foundation plan detailing the location and size of footings and construction details.
  • FLOOR PLAN(S): Showing all dimensions, window and door locations, columns, floor materials, ceiling heights, fireplace size, and specifications.
  • EXTERIOR ELEVATIONS: The front, rear, and side elevations of the house as drawn. Shows placement of doors & windows on exterior of the house, as well as roof pitches, ridge heights, and locations of chimney, exterior vents, etc. The elevations show the positioning of the final grade of the lot, exterior finishes, and other details that are necessary to give the home exterior architectural styling.
  • ROOF PLAN: Dimensioned bird's-eye view of the roof showing the elements that make up the roof, including notation of spacing and schematics of peaks and valleys.
  • ELECTRICAL PLAN: Displays lighting fixtures, outlets, and other necessary electrical items. These items may be shown on the floor plan(s). Switches are NOT shown and should be located by the contractor on site.
  • WALL SECTION(S): Detail of wall materials and assembly.
  • BUILDING SECTION(S): Section through the home displaying necessary information about framing and other miscellaneous data. A cross section is basically a view of the home (or parts of the home) if it were sliced down the center. These details can be helpful for the contractor.
  • CABINET ELEVATIONS: Displays the interior kitchen cabinet views.

These items are NOT included:

  • Architectural or Engineering Stamp - handled locally if required.
  • Site Plan - handled locally when required.
  • Mechanical Drawings (location of heating and air equipment and ductwork) - your subcontractors handle this.
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
  • Energy calculations - handled locally when required.
  • No Framing
