Enjoy the country living touch of this 1.5-story Luxury home, which may well end up being your family’s first choice in the list of your dream homes. The house has a total heated-cooled area of 4384 square feet on the main and second levels with an oversized 1017-square-foot 3-car garage that has enough space that the owner can have a workshop area. The colonnaded front porch and natural wood materials give this house a countrystyle appeal – with an open floor plan concept for entertaining and living that makes the house seem to live larger than it really is.

The majestic front porch will welcome you upon stepping up to the front of the house. The main entrance door opens to the grand foyer, whcih leads to an even much grander area of the lodge room, dining area, and kitchen. These living areas are further enhanced by the covered patio and deck at the back, which serves as an extension of these areas especially during festive occasions and outdoor activities in wram weather.

The master bedroom suite has a generous amount of space and is matched by an equally grand full master bathroom and his & her walk-in closets. Also, a sitting area is provided where the couple can enjoy a nice view of the garden while having a sip of hot coffee. Going up the stairs leads to the second floor with the additional two bedrooms, each with its own walk-in-closet, and the shared full bathroom. On this level, you'll also find a bunkroom with its own full bathroom and closets. Each plan set includes the following:

  • EXTERIOR ELEVATIONS: The front, rear, and side elevations of the house as drawn. Shows placement of doors & windows on exterior of the house, as well as roof pitches, ridge heights, and locations of chimney, exterior vents, etc. Includes exterior materials, exterior finishes, and other construction details that are necessary to give the home exterior architectural styling.
  • FOUNDATION PLAN: Dimensioned plan including the layout of foundation support walls, plus excavated and unexcavated areas, if applicable.
  • DETAILED FLOOR PLANS: Showing the layout of each floor of the house, including room dimensions, window and door sizes, and keys for cross section details provided later in the plans. Engineered floor joist, ceiling joist, and roof plans are NOT included in some plans. Local engineers or manufacturing engineers are widely available to supply the services that apply to local geographic conditions.
  • ROOF PLAN: Dimensioned plan showing the overall layout for roof construction. If trusses are used, we recommend using a local truss manufacturer to ensure compliance with local codes and regulations.
  • CROSS SECTION DETAILS: Explain certain special conditions more appropriately. A cross section is basically a view of the home (or parts of the home) if it were sliced down the center. Important changes in floor, ceiling, and roof heights or the relationship of one level to another are called out. Exterior details such as railing and banding may also be shown. These details can be helpful for the contractor. 
  • ELECTRICAL PLAN: Specifications, notes, schedules, and schematics defining the location of panels, lighting fixtures, switches, outlets, fans, etc. for the first and second floors.
  • INTERIOR DETAILS: These drawings show the specific details and design of special interior features.

These items are NOT included:

  • Architectural or Engineering Stamp - handled locally if required.
  • Site Plan - handled locally when required.
  • Mechanical Drawings (location of heating and air equipment and ductwork) - your subcontractors handle this.
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
  • Energy calculations - handled locally when required.
