The main entrance door will usher you into the lodge room, kitchen, and dining room, and you'll enjoy the open layout and vaulted ceilings that make the rooms feel more spacious. You can unwind with friends and family in front of the fire on chilly evenings in the lodge room. The kitchen provides a large island, making meal preparation easy and more enjoyable, and the dining room sports big windows, allowing lots of sunshine to brighten your day. The covered rear porch adjacent to the lodge room further enhances the size of these living areas, as it acts as a spill-over space during festive occasions.

A hallway at the left leads you to a private master bedroom suite supported by a luxurious full bathroom and walk-in closet. The laundry room is accessible from the walk-in closet for the owners' convenience. On the opposite side of the house are two secondary bedrooms, each with its own spacious walk-in closet, and a shared full bathroom.

Going up the stairs leads you to the second-floor level, which includes two other bedrooms with a shared full bathroom. For the future, if needed, there's also room for an optional 269-square-foot bedroom.

Each plan set includes the following:

  • EXTERIOR ELEVATIONS: The front, rear, and side elevations of the house as drawn. Shows placement of doors & windows on exterior of the house, as well as roof pitches, ridge heights, and locations of chimney, exterior vents, etc. Includes exterior materials, exterior finishes, and other construction details that are necessary to give the home exterior architectural styling.
  • FOUNDATION PLAN: Dimensioned plan including the layout of foundation support walls, plus excavated and unexcavated areas, if applicable.
  • DETAILED FLOOR PLANS: Showing the layout of each floor of the house, including room dimensions, window and door sizes, and keys for cross section details provided later in the plans. Engineered floor joist, ceiling joist, and roof plans are NOT included in some plans. Local engineers or manufacturing engineers are widely available to supply the services that apply to local geographic conditions.
  • ROOF PLAN: Dimensioned plan showing the overall layout for roof construction. If trusses are used, we recommend using a local truss manufacturer to ensure compliance with local codes and regulations.
  • CROSS SECTION DETAILS: Explain certain special conditions more appropriately. A cross section is basically a view of the home (or parts of the home) if it were sliced down the center. Important changes in floor, ceiling, and roof heights or the relationship of one level to another are called out. Exterior details such as railing and banding may also be shown. These details can be helpful for the contractor. 
  • ELECTRICAL PLAN: Specifications, notes, schedules, and schematics defining the location of panels, lighting fixtures, switches, outlets, fans, etc. for the first and second floors.
  • INTERIOR DETAILS: These drawings show the specific details and design of special interior features.

These items are NOT included:

  • Architectural or Engineering Stamp - handled locally if required.
  • Site Plan - handled locally when required.
  • Mechanical Drawings (location of heating and air equipment and ductwork) - your subcontractors handle this.
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
  • Energy calculations - handled locally when required.
