This is a great move-up house design for growing families. Abovegrade, the home has 3 bedrooms and 3 baths in 2631 of finished, heated and cooled square feet – should you chose not to finish the basement. With the finished basement, the house has a total of 6 bedrooms and 4 baths with ceiling height(s) of 9 feet and 4353 living square feet.

The wrap-around porch is inviting and offers two doors into the home at each end, making this an ideal house plan for a corner lot. From the main door, you enter into the foyer which looks out to the family room. On the other side, you find the dining area, spacious kitchen with its prep island and plenty of counter space, and the friend's entry back out to the porch. The main floor master bedroom suite has a walk-in closet and a master bath with dual sink vanity. Also on the main floor are two bedrooms and a full bathroom.

Upstairs is a spacious bonus room that's divided into two spaces plus a full bathroom (909 living square feet). Downstairs, should you decide to finish the basement, is a large media room, three bedrooms, and a full bathroom.

Also of note, there is an attached 2-car garage. The house has a ridge height of 28 feet 2 inches. The trussed roof and 2x6 walls offer solid framing. We are sure you'll find a lot to like about this design.

Each plan set includes the following:

  • FLOOR PLAN: Showing all dimensions, window and door locations, laminated beams, columns, floor materials, ceiling heights, fireplace size, and specifications.
  • FLOOR FRAMING PLANS
  • ROOF PLAN: Dimensioned plan showing the elements that make up the roof, including notation of spacing and schematics of peaks and valleys.
  • ELECTRICAL LAYOUT: Specifications, notes, schedules, and plan defining the location of panels, service, lighting fixtures, switches, outlets, fans, etc. NOTE – PLEASE VERIFY
  • FRONT, REAR, AND SIDE ELEVATIONS: The front, rear, and side elevations of the house as drawn. Shows placement of doors & windows on exterior of house, as well as roof pitches, ridge heights, and locations of chimney, exterior vents, etc. The elevations show the positioning of the final grade of the lot, exterior finishes, and other details that are necessary to give the home exterior architectural styling.
  • CROSS SECTIONS AND INTERIOR DETAILS: Explain certain special conditions more appropriately. A cross section is basically a view of the home (or parts of the home) if it were sliced down the center. These details can be helpful for the contractor.

These items are NOT included:

  • Architectural or Engineering Stamp - handled locally if required.
  • Site Plan - handled locally when required.
  • Mechanical Drawings (location of heating and air equipment and duct work) - your subcontractors handle this.
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
