Coastal house plans are designed for properties near, but not necessarily on, the water, whether it be an ocean, lake, or river. Their architectural styles vary by geographic location, but they share common features such as large windows for views, outdoor living spaces, and a raised foundation to mitigate flood damage. While perfectly suited as primary homes, they are also popular house plans for vacation homes.

 

Features Found in Coastal House Plans

Outdoor spaces. Part of the joy of coastal living is outdoor living. Coastal homes feature raised decks, lanais, and patios. Depending on the geography, screened-in porches or rooms are a popular choice to keep out mosquitoes and other insects. 

 

Architectural Sub-types with Coastal House Plans

These homes can range from chic, contemporary designs with all the latest luxuries to warm, traditional structures that recall the simpler times of quiet seaside towns. Many coastal house plans draw from the Cottage style, which can be smaller to create a cozy feeling for its owners. Cottage-style coastal house plans may have fewer windows but often include rear patios with large porches so owners can sit and watch the sun rise or set over the lake or ocean each day.

In terms of modern coastal house plans, these homes also range in size, though many include multiple bedrooms and large living rooms or Great Rooms. Contemporary coastal floor plans often feature fewer walls on the main floor to create a more open feel and multiple windows on the ocean-facing side. This creates a sense of freedom throughout the floor plan by enabling owners to take full advantage of the coastal view, making the home feel as if it extends into the water. Some houses go right to the water, even featuring their private docks.

Regardless of the home's style, Coastal house plans also include several special building considerations that provide the highest level of safety and protection in the unique setting. This can include special paint and siding to withstand saltwater erosion, and a raised foundation to prevent flooding during high tide.
