This inviting, 5-bedroom French country enjoys a traditional exterior and a contemporary, one-story interior. As you approach, you will notice the attention to detail in the front facade. The archways and 8-inch columns along the porch. The repetition of arches in the masonry above the windows. The two dormers in the roofline above. And the pleasing impression of a sense of balance by the pair of gabled rooflines. 

Inside, the foyer opens up to the formal living areas in an open floor plan design. To the right, 8-inch columns define the boundaries of the dining room. Ahead is the Great Room with its fireplace, built-ins, and french doors leading out to the covered porch. Step through a wide, cased opening into the informal living areas of the home. the open-concept kitchen is the hub of this large space. The huge kitchen island with an eating bar is the focal point. Steps away are the hearth room with a fireplace and the breakfast room — both of which are open to the kitchen. A door leads out to the grilling porch. To stow away appliances and extra groceries, there is also a walk-in pantry. The laundry room is not far away and access to the attached, 3-car garage is just off the kitchen.

Just off the hearth room is the spacious in-law suite. It is also only steps away from a friend's entry door for more privacy and convenience. The in-law suite includes a walk-in closet as well as an ensuite bathroom with a separate shower and tub. The sink vanity counter is wide leaving plenty of space for toiletries. There is also a linen closet to store towels.

On the other side of the floor plan are four more bedrooms. Bedroom #2 boasts a large walk-in closet, built-in bookshelves, and an ensuite bathroom with double sinks. This room could also be converted into a study. Bedroom #3 and #4 share a hall bathroom with double sinks. It is the master suite that is truly impressive. The master bedroom is at the rear of the home for added privacy. There is a sitting area with bay windows looking out to the backyard. The master walk-in closet is huge. The master bathroom has his-and-her sinks, a water closet, a glass shower with a seat, and a large soaking tub.

Each plan set includes the following:

  • FLOOR PLAN(S): Showing all dimensions, window and door locations, laminated beams, columns, floor materials, ceiling heights, fireplace size, and specifications.
  • EXTERIOR ELEVATIONS: The front, rear, and side elevations of the house as drawn. Shows placement of doors & windows on exterior of the house, as well as roof pitches, ridge heights, and locations of chimney, exterior vents, etc. The elevations show the positioning of the final grade of the lot, exterior finishes, and other details that are necessary to give the home exterior architectural styling.
  • FOUNDATION PLAN: Dimensioned plan detailing the location and size of footings, slabs, reinforcing steel, and other structural elements that are required to support the load of the upper floors.
  • ROOF OVERVIEW PLAN: Dimensioned bird's-eye view of the roof showing the elements that make up the roof, including notation of spacing and schematics of peaks and valleys.
  • BUILDING SECTIONS AND MISCELLANEOUS DETAILS: Explain certain special conditions more appropriately. A cross section is basically a view of the home (or parts of the home) if it were sliced down the center. These details can be helpful for the contractor.
  • KITCHEN AND BATH ELEVATIONS: Showing the kitchen and bath details such as cabinets.
  • ELECTRICAL DIAGRAM: Bird's-eye view of rooms defining the location of lights, fans, switches, etc.

These items are NOT included:

  • Architectural or Engineering Stamp - handled locally if required.
  • Site Plan - handled locally when required.
  • Mechanical Drawings (location of heating and air equipment and ductwork) - your subcontractors handle this.
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
  • Energy calculations - handled locally when required.
