Can I get a more accurate representation of the cost to build these house plans?

Yes, the estimation above is just a national average of construction costs. There are many local variables that will effect the cost of construction. We recommend narrowing down your houseplans search to a specific home plan or a few plans. Next, check local real estate listings see what homes of similar size and style cost in the area where you live. Then, Check with a few home builders in the area that you would consider for your project and ask them what their average cost per sq ft. would be. Depending on the builder the costs may vary greatly. This is due to both the builder's experience and the quality of home built by that builder.

Be sure to tell the builder about some of the features you would like in your home. Upgrades such as granite counter tops, hardwood floors, theater systems, etc can dramatically effect the cost of construction. Many of our plans include a materials list. If there is one available for the house plan you are looking at take it to a local supply company and have them bid out the cost - Keep in mind this will not include labor costs or the cost of the land.

Remember that a custom home will typically cost more than a home a builder has built many times. This is due mainly to two factors. One factor is that the builder and subcontractors will need to spend extra time figuring out the details of a plan they have no experience with. The other factor is that a custom home is meant to meet your specific needs. As you build your new home you will add extra features that are of higher quality than those that go into typical prebuilt homes. These features will make your home a more pleasant place to live, but will typically add to the cost of the home.

I don't see a materials list offered for the house plan I like. What can I do?

Please contact us as there may be a materials list available even though it is not listed. If not, once you purchase plans you can take them to a local supply company. Most lumber supply companies will do a materials take-off for you. There are also construction cost estimating companies you can hire - just be sure to get one familiar with your area. Just obtaining a materials list doesn't give you a complete picture of the cost as none of the labor expense is included which can amount to up to half or more of your construction cost.
