This lovely Craftsman style home with Traditional influences (House Plan #104-1119) has 4260 square feet of living space. The 2 story floor plan includes 4 bedrooms.

Each plan set includes the following:

  • FRONT, REAR, AND SIDE ELEVATIONS: The front, rear, and side elevations of the house as drawn. Shows placement of doors & windows on exterior of the house, as well as roof pitches, ridge heights, and locations of chimney, exterior vents, etc. The first sheet will typically be the front elevation at 1/4" scale with rafter framing details and exterior details. The second sheet will typically be the sides and rear elevation with roof plan, all at 1/8" scale. Sometimes Sheet A1.1 and Sheet A1.2 will be combined.
  • FOUNDATION PLAN: The third sheet will be the foundation page at 1/4" scale. A dimensioned plan detailing the location and size of footings, slabs, reinforcing steel, and other structural elements that are required to support the load of the upper floors.
  • FLOOR PLAN:S The fourth sheet will be the 1st-floor plan at 1/4" scale with general notes. The fifth sheet will be the 2nd-floor plan at 1/4" scale. With a ranch plan, this sheet will be eliminated. Showing all dimensions, window and door locations, laminated beams, columns, floor materials, ceiling heights, fireplace size, and specifications.
  • ELECTRICAL LAYOUT: The sixth sheet will include the electrical layout (placement of fixtures, switches, etc.) at 3/16" scale and kitchen and bath elevations at 1/4" scale. This sheet will sometimes include interior elevations and details.
  • CROSS SECTIONS AND INTERIOR DETAILS: The last sheet explains certain special conditions more appropriately. A cross section is basically a view of the home (or parts of the home) if it were sliced down the center. These details can be helpful for the contractor.

These items are NOT included:

  • Architectural or Engineering Stamp - handled locally if required.
  • Site Plan - handled locally when required.
  • Mechanical Drawings (location of heating and air equipment and ductwork) - your subcontractors handle this.
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
  • Framing layouts with beam sizes and locations.
  • Energy calculations - handled locally when required.
