The #120-1953 house plans have a magnificent floor plan layout. The first floorplan has tons of living and dining space, a large media room, and 3 bedrooms including the master suite. The second floor plan has a guest bedroom located just above the garage.

Most plan sets include the following:

  • COVER SHEET: Features a front elevation of the home as well as informative reference sections for the plan set, including general notes, design criteria, abbreviations, and symbols used in the plan.
  • EXTERIOR ELEVATIONS: Scaled elevations of the front, rear, and side of the house as drawn. Shows placement of doors & windows on exterior of the house, as well as roof pitches, ridge heights, and locations of chimney, exterior vents, etc.
  • FOUNDATION PLAN: Dimensioned plan detailing the location and size of footings, slabs, reinforcing steel, and other structural elements that are required to support the load of the upper floors.
  • MAIN LEVEL FLOOR PLAN: Showing all dimensions for ease of framing. Includes window and door locations, columns, floor materials, ceiling heights, fireplace size, and specifications. Exterior wall thickness may vary by the plan (e.g., 2x4, 4x6). If necessary, contact us to clarify the standard exterior wall thickness for the plan you are interested in.
  • SECOND LEVEL FLOOR PLAN (if any): Dimensioned and drafted to the same degree of detail as the main level floor plan.
  • ROOF LAYOUT: Aerial view of the roof showing the elements that make up the roof.
  • ELECTRICAL PLAN: Illustrated on a separate page for clarity, the electrical plan shows the suggested electrical layout for the main and upper (if any) level floor plans. Includes lighting fixtures, switches, outlets, fans, etc.
    Note: Some plans do not include electrical plans; please contact us for specific details for this plan.
  • SECTIONS AND INTERIOR DETAILS: Explain certain special conditions more appropriately. A cross section is basically a view of the home (or parts of the home) if it were sliced down the center. These details can be helpful for the contractor. Typical wall and stair sections are provided to further explain the construction of these areas.
  • Plans are drafted to meet the Uniform Building Code or IRC (International Residential Code) at the time they are designed (contact us for more information). Because codes and requirements can change and may vary from jurisdiction to jurisdiction, the designers cannot warrant compliance with any specific code or regulation. All plans can be adapted to your local building codes and requirements. It is the responsibility of the purchaser and/or builder of each plan to see that the structure is built in strict compliance with all governing municipal codes (city, county, state, and federal).

These items are NOT included:

  • Architectural or Engineering Stamp - handled locally if required.
  • Site Plan - handled locally when required.
  • Mechanical Drawings (location of heating and air equipment and ductwork) - your subcontractors handle this.
  • Plumbing Drawings (drawings showing the actual plumbing pipe sizes and locations) - your subcontractors handle this.
  • Energy calculations - handled locally when required.
