A Coastal house plan works just as well on the beaches of the Eastern seaboard as on the shoreline of one of the Great Lakes or the Southern or Western US beaches.

Typically on a raised foundation – to avoid any problems with encroaching floodwaters or abnormally high tides – Coastal home plans also feature large windows to take advantage of the incredible views typically available, open floor plans for easy entertaining and casual living, large kitchens that may face the water, and multiple bedrooms for the water-loving guests who are sure to visit.

These homes can appear in various styles, from chic, contemporary designs with all the latest luxuries to warm, traditional structures that recall the simpler times of quiet seaside towns. Many coastal house plans draw from the Cottage style, which can be smaller to create a cozy feeling for its owners. Cottage style coastal house plans may have fewer windows but often include rear patios with large porches so that owners can sit and watch the sun rise or set over the lake or ocean daily.

In terms of more modern designs for Coastal house plans, these homes also range in size, though many include multiple bedrooms and large living rooms or Great Rooms. Contemporary coastal floor plans often include fewer walls on the main floor to allow for a more open feel and multiple windows on the side facing the ocean. This creates a sense of freedom throughout the floor plan by enabling owners to take full advantage of the coastal view, making it feel like the home extends into the water. Some houses go right to the water, even featuring their private docks.

Regardless of the style of the home, Coastal house plans also include several special building considerations that allow the highest level of safety and protection against the unique setting. This can consist of special paint and siding to withstand saltwater erosion and the aforementioned raised foundation to prevent flooding during high tide.
