Nothing makes better use of lakefront or beachfront property than Coastal house plans. They usually bring to mind beach-style living, but they are really quintessential vacation home plans – easy living by the water, whether ocean or lake. A Coastal house plan would be just as much at home on the beaches of the Eastern seaboard as it would on the shoreline of one of the Great Lakes or the beaches of the Southern or Western US.

Typically on a raised foundation – to avoid any problems with encroaching floodwaters or abnormally high tides – Coastal home plans also feature large windows to take advantage of the great views typically available, open floor plans for easy entertaining and casual living, large kitchens that may face the water, and multiple bedrooms for the water-loving guests who are sure to visit.

These types of homes can appear in a wide range of styles, from chic, contemporary designs with all the latest luxuries to warm, traditional structures that recall the simpler times of quite seaside towns. Many coastal house plans draw from the Cottage style, which can be smaller in size to create a cozy feeling for its owners. Cottage style Coastal houseplans may have fewer windows but can often include rear patios with large porches so that owners can sit and watch the sun rise or set over the lake or ocean each day.

In terms of more modern designs for Coastal house plans, these homes also range in size, though many include multiple bedrooms and large living rooms or Great Rooms. Contemporary coastal floor plans often include fewer walls on the main floor to allow for a more open feel, as well as multiple windows on the side facing the ocean. This creates a sense of freedom throughout the floorplan by allowing owners to take full advantage of the coastal view, making it feel as if the home extends right into the water. In fact, some home do go right to the water, even featuring their own private docks.

Regardless of the style of the home, Coastal house plans also include several special building considerations that allow the highest level of safety and protection against the unique setting. This can include special paint and siding to withstand saltwater erosion as well as the aforementioned raised foundation to prevent flooding during high tide.
