Things I like to consider when choosing a lot.
Traffic. Are the roads safe enough for a family with children?
Shopping. Are there grocery stores etc. in close proximity?
Churches: Are the churches close to the neighborhood?
If you attend church regularly, I would recommend that you attend a few church services in that church.
Parks and Golf course should be nearby.
Views: Every lot is a view lot, but a view of what? Is it overlooking the lake or just the city sewer ponds?
Schools. Every area has good schools and schools with bad reputations. Believe it or not, but this is a major factor when choosing a lot for a spec home. I will not build a large spec home if I know it is in a certain high schools’ area. The locals know about the bad reputation and will shy away from buying their dream home in such an area.
Sewer: Areas with sewer and water are always an easier home to sell.
Noise. Is the lot too close to freeways, airports or manufacturing zones?
Water table: Is the water table too high to build a home with a basement?
Wind: Some areas are simply too windy too frequently.
Hospital: Is there a hospital nearby?
Taxes: Check on the property taxes for that area.
Covenants and Restrictions: Will your home plan meet these requirements?
Other houses: Is your home plan too big or too small for the area?
Are the homes new? Are they well landscaped and maintained?
