Been away from these forums for a loooooong time, but recently I have been on a semi-permanent vacation in my head so coastal plans are my current plans of choice. Coastal plans don't need to include much, IMHO. Because of my current mindset and potential budget the plan needs to be highly efficient. No need for formal rooms, that's for sure. I think a fairly large kitchen and pantry would be good to have, as well as usable outside entertaining area's. Aside from the kitchen, only 1 eating area would be necessary, although a fairly large one. Same goes for living/family room. Maybe a great room on the main floor and a game room on the lower floor next to carport/garage/storage areas (assuming the house is lifted or raised). These days a small study or office space would be good to have but not a necessity. Many of the plans I have come across try to incorporate a loft of some kind, which I really like. They also try to have more than 1 "master" bedroom, I would assume because of the possibility of multi-family rentals. If I were looking for a coastal house with potential rental income that is a feature I would be interested in, but for a year round residence I would probably prefer 1 master and 3 secondary bedrooms.
