I am interested in this plan, but I am curious about the feasibility of the following changes:

Reversing the staircase access and having them go upstairs from where it is indicated going down on existing plan - remove hallway closet and have stairway going down from the existing hallway closet area. The closet area would now be re-located at the front entrance under the reversed stairway. The effect upstairs would mean the office area would have to accommodate a wider hallway and would probably be more of a landing/sitting area?

Also, any chance of designing in a small mudroom area?

 Finally, seeing that I am located in a Canadian city - would buying, and using these plans in Western Canada pose a problem?

 Your thoughts and feedback would be very much appreciated.

Your builder may be able to make the changes that you want. Speak with your builder about those changes.  However, this home plan only comes with a basement foundation.  The stairs that lead down to the basement are located under the stairs that go up.  Turning the stairs would mean that you would have stairs going into the basement from the front enterance.  Your builder may be able to change the foundation into a crawlspace foundation.  This would allow you to make the stairs the way that you have described them.  However, it looks like the utility room is in the basement.  If you do not want the basement, you will need to find a different location to put your utilities.  I am not sure where you would want to put a mud room, but it looks like the garage is big enough that you could build one in the garage.  This is something that your builder can do on site.  Building in Canada should not be a problem.  All of this plans have to be engineered by a local engineer in the area where you live.  Any changes that need done to meet local building laws and codes can be done by the engineer.  You may need to contact the company at (866)-787-2023, I found the number on the website, to find out how much it will cost to ship to Canada.  The company may also be able to give you a quote from the designer regarding the changes you want.

I see your point, I didn't quite think through the basement foundation/stairs issue with the possible changes. There is always impications of some kind of another when changes are made I guess. I appreciate your feedback.
